  3. What is the exact survey number and area in acres and guntas that I will receive in the sale deed? Ensure this matches the physical plot you have been shown.
  4. Has this land been subject to any DC conversion order, or is it classified as pure agricultural land in the RTC? Conversion affects tax status and land-use permissions.
  5. Is this plot within any notified Eco-Sensitive Zone, and if so, what activities are restricted? Understand any constraints before purchasing.

About Water and Agricultural Suitability

  1. What is the water source for this plot — perennial stream, bore well, or rain-fed only? Confirm the water access type and its reliability across seasons.
  2. What is the bore well depth and tested yield in litres per hour? Get this in writing from a test report, not an estimate.
  3. Has this plot been productive in years with below-normal monsoon rainfall, and can you share crop data from a dry year? Test the water security claim against real history.
  4. What is the current soil pH and organic carbon level, and is there a recent soil test report I can review? Verify soil health before committing.
  5. Is there any documented elephant movement or wildlife conflict on or adjacent to this plot, and what mitigation is in place? Understand the wildlife risk clearly.

About the Crop and Income Projections

  1. What crops are currently on this plot, how old are the plants, and what is the current yield per acre? Distinguish between established producing plants and newly planted ones.
  2. What was the actual crop income from this specific plot in the most recent harvest season? Ask for documented income from this plot, not portfolio averages.
  3. What is the management fee structure — flat per acre, percentage of revenue, or combination — and can I see this in writing in the management agreement? Verify the exact fee before signing anything.
  4. When does crop income get paid to investors after harvest, and in what form — bank transfer with income statement? Understand the income disbursement process.
  5. What new planting is planned for this plot in the next 12 months, and what will it cost — is there any additional capital call expected? Confirm there are no hidden costs after purchase.

About the Management

  1. Who specifically will manage this plot — which farm manager — and how many total acres is that person responsible for? Assess whether adequate attention per plot is realistic.
  2. Can I visit this plot independently, without prior appointment, at any time? This should be an unqualified yes.
  3. Can I speak with two or three existing investors who own plots in the same zone, to ask about their experience? Any reputable operator will facilitate this.

About Exit and Liquidity

  1. Have any investors sold plots from your portfolio, and what prices did they achieve relative to their purchase price? Test the exit claim with real transaction data.
  2. If I want to sell my plot in 5 years and you are unable to facilitate a buyer, what is my independent exit pathway — can I sell it on the open market through any Karnataka-registered broker? Confirm you have an independent exit option that does not depend solely on the operator.
