Land prices in Virajpet are generally lower than Madikeri — ₹8–18 lakhs per acre for agricultural land — offering entry at a lower price point. However, the combination of lower Robusta coffee prices and drier conditions means the agricultural income potential per acre is also somewhat lower.

Virajpet is accessible from Mysuru and also from Kozhikode (Calicut) in Kerala, making it convenient for investors in Kerala and coastal Karnataka.

Somwarpet Taluk: The Eastern Gateway

Somwarpet is Kodagu’s eastern taluk, bordering Chikmagalur district. It is at lower elevations (500–900 metres in most areas) and receives less rainfall than Madikeri, with a drier eastern microclimate influenced by its proximity to the Deccan plateau.

Somwarpet is the largest coffee-growing taluk in Kodagu by area, producing significant volumes of both Arabica and Robusta. Pepper is widely grown here. The landscape is more open and less dramatically hilly than Madikeri, with broader valleys and more gradual slopes.

Land prices in Somwarpet are generally the most accessible in Kodagu — ₹5–12 lakhs per acre in many areas — making it an entry point for investors with tighter budgets. The trade-off is lower altitude, slightly lower rainfall reliability, and less premium positioning than Madikeri Arabica.

Somwarpet is accessible via Mysuru and Kushalnagar (the main entry town to Kodagu from Bangalore), making it the most easily reached part of the district for Bangalore investors.
