First-Time Farmland Buyer? Here Are the 8 Questions You Must Ask Before Investing

Buying farmland for the first time is exciting. It is also the kind of decision where the wrong questions — or no questions at all — can cost you significantly. Here are the eight questions every first-time farmland buyer must ask before signing anything.

1. Is the land classified as agricultural?

This sounds basic but it is the most important question. Agricultural land and converted land are legally different. Agricultural land in Karnataka cannot be used for non-agricultural purposes without government permission. Before buying, verify the land classification through the RTC (Pahani) document on the Karnataka Bhoomi portal.

2. Who is the legal owner and is the title clear?

Ask for the full chain of ownership through the mutation register and get an encumbrance certificate covering at least 13 years. If there are any disputes, loans, or mortgages on the land, the EC will show them. Do not skip this step.

3. What is the water source?

4. What crops are already planted and how old are they?

No ethical farmland company will promise guaranteed returns, because agriculture depends on weather and markets. What they can give you is historical data and honest projections. Be cautious of anyone promising fixed returns as that may indicate an unregistered financial product rather than genuine farmland.

7. What does the sale deed include?

A registered sale deed should clearly mention the survey number, extent of land, boundaries, and the buyer’s name. Ensure the deed is registered at the Sub-Registrar’s office. An unregistered agreement is not legal ownership.

8. Can I visit the land before buying?
