The RTC, also called Pahani, is the foundational document of agricultural land ownership in Karnataka. It shows the owner’s name, survey number, area, soil type, and crops cultivated. Request the latest e-RTC from the Karnataka Bhoomi portal. Any mismatch with what the seller claims is a red flag.
Step 2 — Mutation Register
Mutation records track ownership transfers over time. Verify that the current seller’s name matches the latest mutation entry. Gaps or unexplained names in the chain signal disputes.
Step 3 — Encumbrance Certificate (EC)
An EC from the Sub-Registrar’s office shows all loans, mortgages, or legal charges on the land for the last 13 to 30 years. A clean EC means the land has no financial liability attached to it.
Step 4 — Survey Sketch and Boundaries
Get the survey sketch from the village accountant. Cross-verify on-ground boundaries with the sketch and ensure the land area matches what you are purchasing. This prevents boundary disputes after the sale.
Step 5 — Land Use Classification
Confirm the land is classified as agricultural and has not been converted or diverted without proper government orders. In Karnataka, Section 95 of the Land Revenue Act governs land use conversion.
Step 6 — Khata and Tax Receipts
Verify that land tax is paid up to date and the Khata is in the seller’s name. Outstanding dues pass on to the buyer after purchase.
Step 7 — Title Search by a Registered Advocate
Before finalising, have a local advocate conduct a 30-year title search. This costs ₹5,000 to ₹15,000 and can save you years of legal trouble.
