The “affordable” agricultural land listing in Coorg is often bare — undeveloped or cleared land that lacks the planting, irrigation infrastructure, and shade canopy that a productive estate requires. The listing price looks attractive relative to established estates. But buyers of bare land frequently underestimate the development cost required to bring that land to productive income-generating condition — and when those development costs are added to the land price, the total investment often exceeds what an already-developed plot with established management would have cost.
Year One Development Costs
Soil preparation and site development: Before any planting can begin, bare agricultural land typically requires boundary demarcation (concrete pillars along the survey boundary), basic drainage channel cutting on sloped land, and soil testing to determine nutrient status and pH. These preparation activities cost approximately fifteen thousand to thirty thousand rupees per acre depending on terrain complexity.
Coffee seedling procurement and planting: Quality Arabica coffee seedlings from certified nurseries — preferably government nurseries affiliated with the Coffee Board or CCRI to ensure virus-free, variety-authentic stock — cost approximately fifty to eighty rupees per seedling. At standard planting density of one thousand to one thousand two hundred plants per acre, seedling cost alone is fifty thousand to ninety-six thousand rupees. Planting labour adds thirty thousand to fifty thousand rupees per acre.
Silver oak shade tree planting: Silver oak seedlings at appropriate spacing (one hundred and fifty to two hundred trees per acre) cost approximately twenty thousand to thirty thousand rupees per acre including seedling and planting cost.

In years two and three, the development planting requires active management — fertilisation, canopy management on the young shade trees, irrigation operation and maintenance, weed control, and progressive cardamom and pepper vine establishment if these are part of the crop plan.
Annual management cost in the pre-income establishment phase: approximately sixty thousand to one lakh per acre per year for professional management. Over three years: one lakh eighty thousand to three lakhs additional investment before meaningful commercial income begins.
The Total Development Investment
Adding year one development costs plus three years of establishment management to the bare land purchase price gives the true cost of bringing bare Coorg agricultural land to productive condition.
Bare land purchase: eight to fifteen lakhs per acre (in relevant zones)
