Every prospective managed farmland investor asks a core set of questions before making their decision. After working with investors across Karnataka’s agricultural landscape for years, Nature N Me has heard these questions hundreds of times. This blog answers the ten most common ones directly and honestly — so you arrive at your first conversation with us already informed rather than starting from zero.
Question 1: Is This Safe? Can I Lose My Investment?
You can lose crop income in a poor harvest year. You cannot lose the land — once registered in your name with clean title, agricultural land with clear documentation is one of the most legally secure physical assets available to Indian investors. The capital investment in the land is protected by the legal title. The income from the land varies year to year based on agricultural performance.
Question 2: What Returns Can I Realistically Expect?
Land appreciation near Mysore has been ten to twelve percent annually in recent years. Crop income from fruit orchards and timber builds progressively from year three to year six. Realistic combined returns of fifteen to twenty percent annually over a ten-year holding period are achievable for well-managed, well-located plots — but are not guaranteed and depend on continued appreciation trends and agricultural performance.
Question 3: Do I Need to Know Anything About Farming?
No. Nature N Me’s agricultural management team handles everything. Your involvement is choosing the plot, completing the purchase, visiting periodically, and reviewing income statements. Zero farming knowledge is required.
Question 4: How Often Do I Need to Visit?
You never need to visit. The farm is managed whether you come or not. Most investors choose to visit two to four times a year for the combination of investment oversight and lifestyle enjoyment. The investment performs regardless of visit frequency.
Question 5: What Happens to My Investment if Nature N Me Closes?
Your land remains yours. The management agreement ends, but the title does not. You would need to arrange alternative management — which is available from other operators and from individual estate managers in the local agricultural community. The investment is not contingent on Nature N Me‘s continuity.
Question 6: Can I Build a House on the Land?
Not without DC conversion, which removes the agricultural classification and the agricultural income benefits. Agricultural land is for agricultural use. Accommodation for personal farm visits can be discussed within the limits of Karnataka’s agricultural land use framework — but a permanent residential house requires conversion.
Question 7: How Long Should I Plan to Hold?
Minimum seven to ten years for the investment to fully express its return potential. Shorter holding periods are financially possible but typically not optimal — the appreciation and income that make the returns compelling take time to compound. The longer you hold, the more compounding works in your favour.
Question 8: What Is My Exit Strategy?
Selling to another investor through Nature N Me’s network or through local agricultural property brokers. Nature N Me actively facilitates resales for investors who choose to exit. The process takes three to six months under normal conditions.
Question 9: Is the Income Really Tax-Free?
Agricultural income from agricultural land used for agriculture is exempt from income tax under Section 10(1) of the Income Tax Act. This is established law that has been in force since the Income Tax Act was enacted. Yes, it is genuinely tax-free — but it must be correctly declared in your annual income tax return as exempt income. Consult your chartered accountant for the specific return filing requirements.
