Step 2: Plot Shortlisting and Document Review — Typically Week 1 to 2
For the plots that match your criteria, Nature N Me provides a documentation package for each: the latest RTC, encumbrance certificate, survey sketch, soil test report (where available), bore well test data, crop composition details, and current management status. You review these documents and, ideally, share them with your own Karnataka property lawyer for independent verification.
This step can be completed entirely digitally — documents are shared as PDF files via email or WhatsApp for your review.
Step 3: Site Visit — Before Commitment
A physical site visit to your shortlisted plot is strongly recommended before any financial commitment. Nature N Me arranges accompanied site visits to available plots in Coorg and Madikeri at a time convenient to you. The visit typically takes a full day from Bangalore — travel to the plot, a guided walk of the estate with the farm manager, discussion of crop composition and management plans, and questions answered on site.
For investors who cannot travel to Coorg before purchase, a detailed video walkthrough of the specific plot is provided — covering the full estate, boundary markers, water source, access road, and surrounding landscape. Step 4: Plot Selection and Sale Agreement — Week 2 to 3
Once you have selected a plot, a formal sale agreement is executed between you and Nature N Me (or the current registered owner). This agreement specifies the plot details (survey number, area, location), the agreed purchase price, the payment schedule (typically token advance of ten to twenty percent followed by balance on registration), and the registration timeline.
The token advance payment confirms your booking and takes the plot off the market.
Step 5: Legal Verification and Stamp Duty Payment — Week 2 to 4
Your lawyer completes independent verification of the title documentation. Nature N Me’s legal team prepares the registered sale deed. Stamp duty (approximately five percent of the transaction value) and registration charges (approximately one percent) are calculated and the stamp paper is procured.
Step 6: Registration at the Sub-Registrar’s Office — Week 3 to 5
The registered sale deed is executed at the sub-registrar’s office in the relevant taluk in Coorg. If you can be physically present, you attend the registration along with the seller and two witnesses. If you cannot be present, a registered Power of Attorney allows the registration to proceed with an authorised representative signing on your behalf — many investors complete registration remotely using this mechanism.
