Step 1: Initial Consultation (Week 1)
The process begins with a conversation — over phone, WhatsApp, or video call. Nature N Me’s team understands your investment budget, preferred plot size (in acres), any specific preferences (Madikeri town proximity, water access type, existing crop maturity), and your timeline.
You will be shown available plots with documentation summaries: survey number, area, existing crops, water source, RTC extract, and indicative pricing. If you are in Bangalore, an in-person meeting at our office in Indiranagar is straightforward. For investors in other cities or abroad, the entire process from this point can be completed remotely.
Step 2: Site Visit or Virtual Tour (Week 1–2)
You are encouraged to visit the physical plot before purchase — and Nature N Me facilitates accompanied site visits to Coorg and Madikeri for interested buyers. Visits typically take a full day from Bangalore (5–6 hours each way, with farm time in between) and are arranged at your convenience.
For investors who cannot travel, a detailed video walkthrough of your specific plot is provided — covering the physical boundaries, existing crops, water source, access road, and surrounding landscape. Many investors make their decision based on the virtual tour alone, particularly those based outside Karnataka.
Step 3: Document Review and Legal Verification (Week 2–3)
Before any money changes hands, Nature N Me provides the complete documentation package for your chosen plot: latest RTC (Record of Rights, Tenancy and Crops) showing current ownership, encumbrance certificate for the past 13–30 years confirming no loans or disputes, mutation register extract showing clean ownership history, survey sketch confirming boundaries and area, and any existing crop reports or soil tests.
You are encouraged to have these documents reviewed by your own legal advisor in addition to Nature N Me’s verification. A competent property lawyer in Karnataka can verify these documents and confirm the purchase is clean. This step typically takes 5–7 days.
Step 4: Sale Agreement and Token Advance (Week 3)
Once you are satisfied with the documentation, a formal sale agreement is executed between you and the seller (Nature N Me in most cases), outlining the agreed price, payment schedule, and registration timeline. A token advance — typically 10–20% of the purchase price — confirms the booking and takes the plot off the market.
Step 5: Stamp Duty Payment and Registration (Week 3–4)
The registered sale deed is executed at the sub-registrar’s office in the relevant taluk in Coorg. Karnataka stamp duty on agricultural land is currently 5% of the guideline value or sale consideration (whichever is higher), plus registration charges of 1%.
If you cannot be physically present at registration — which is common for investors from other cities — a registered Power of Attorney can be granted to a trusted individual (Nature N Me can facilitate this) to complete the registration on your behalf. The original registered sale deed is couriered to you after registration is complete.
Step 6: Mutation in Your Name (Week 4–8)

Once mutation is complete, you are the legally recorded owner in every relevant government database — the purchase is fully complete.
Step 7: Agricultural Management Begins
From the point of registration, Nature N Me’s agricultural team takes over day-to-day management of your plot. If there are existing crops, management continues seamlessly. If it is a new planting plot, the planting plan is initiated within the first monsoon season.
